Structure:
Phoenix uses the team approach to property
management.
The designated Property Manager works
directly for the Board of Directors.
The Property Manager’s efforts are guided
by an Action Item List, which is developed in conjunction with the Board
and prioritized by the Board President.
The Property
Manager provides frequent updates to the
Board.
The manager is focused on high value
requirements as identified by the Board.
Other routine and special requirements are
handled by different staff elements
in order to minimize distractions to the Property Manager.
Our Capital
Repairs Team manages all capital
investments in excess of fifty thousand dollars.
We have a
fully staffed janitorial and maintenance department
which directly oversees the work of any third party janitorial or other
contractors at your facility and can provide routine handyman services.
Our fully staffed
Owner Services Division
manages all administrative functions for our clients including
scheduling, closings, refinancing, correspondence and violations.
Our Finance
and Accounting Department interacts
directly with the Board Treasurer and manages all facets of the
Association’s, financial management.
This unique structure reduces
administrative demands placed on the Board, facilitates communication
and maximizes the use of the property manager’s time.
Most importantly, this model works and
provides value to our clients now.
Technology:
Phoenix will
provide you with two Association Web Sites; one public and one private (www.PhoenixRisingGroup.com).
Your private web site is secure and
accessible only with a unique user name and password.
These sites serve as an invaluable tool
with which to communicate with the association.
Through the private web site, Association
members will be able to access our proprietary web based software called
Phoenix Rising Integrated Software Modules (PRISM).
PRISM tracks all association issues and
work orders.
PRISM enables the Association members to
communicate issues, assists the Board in the exercise of its’ fiduciary
oversight and enables Phoenix Management to establish accountability
within the staff.
