If you are selling your Unit:

Please contact our office in writing to notify us of your intent to sell. 

You can either fax this notification to 312-850-3258 or email it to
osd@phoenixrisinggroup.com.    All requests for information related to the sale of a unit should be forwarded in this manner. 

Once received, a closing invoice will be created and sent to your attention, outlining all applicable fees/outstanding balances.

You will be asked to submit, in writing, the name(s) and contact details of the proposed buyer(s) and a copy of the sales contract within five (5) business days of accepting an offer.  A final Paid Assessment Letter (PAL) will not be released unless your Buyer has contacted our office to set up their account and acknowledged receipt of the Association's Rules and Regulations. 

Requests for closing information (i.e. condominium questionnaires, 22.1 disclosure
statements, PALs, etc.) must be submitted in writing to our office together with an executed sales contract.  Nothing will be released until, at a minimum, the Phoenix Closing Fee of $135.00 is paid, in certified funds made payable to Phoenix Rising.  If written requests for information are received, they will be held in your file until such time as the closing fee is paid.       

The final PAL will not be issued until all monthly assessments and all other charges, fees and amounts owed the Association and Management (including the Closing Fee, move deposit/fee, etc.) are paid in full through and including the month of closing.  The only balance that can be paid at closing is any balance due on a special assessment, if applicable. 

The payment for all of these balances and/or fees must be in the form of a cashiers check, money order or cash.  If a personal check is received for any balance due, nothing will be released until such time as the check clears the bank.  Please note that we do not do daily deposits, so it is in your best interest to remit all payments for closings in certified funds to prevent the delay of release of information for your closing.
